Airbnb Tips for Families: What to Know Before You Book

Booking an Airbnb can be one of the best ways to travel as a family. More space, separate bedrooms, and the option to cook your own meals can make trips with kids so much easier.

We’ve just come back from a weekend stay ourselves, and while it worked really well overall, there were a few things that reminded me how much the little details matter when you’re traveling with kids.

If you’re planning a trip, here are our top Airbnb tips for families — the things that really make a difference.


1. Start with Flexibility (Free Cancellation Matters)

When you’re traveling with kids, plans can change quickly — whether it’s illness, school commitments, or just life getting in the way.

That’s why we always try to book an Airbnb with free cancellation whenever possible. It gives you that extra layer of flexibility and peace of mind, especially if you’re booking ahead or traveling during busy seasons.

It might not seem important at the time, but if you ever need to change your plans, you’ll be very glad you chose a flexible option.


2. Don’t Overlook Parking (It Makes a Bigger Difference Than You Think)

This is one we’ve learned from experience — easy, close parking makes a huge difference when traveling with kids.

After a long drive, the last thing you want is to be unloading suitcases, snacks, pillows, and all the “just in case” items across a busy street or from a distant parking garage.

We now always look for properties where you can park right next to the house or within a few steps of the front door. It makes arrival and departure so much easier — and gives you peace of mind knowing your car (and everything in it) is close by.

On one trip, we went straight from camping to an Airbnb for New Year’s, and our truck was still fully loaded with gear and bikes.

We specifically chose a property with a garage, so we didn’t have to leave everything on the street — or worse, unload it all just for two nights.

After a long drive, everyone’s ready to relax — especially the kids. We always make sure we have a few things ready to keep them happy, and I share our go-to ideas in how to keep kids entertained on a road trip.


3. Always Check the Sleeping Arrangements Carefully

“Sleeps 6” doesn’t always mean what you think it does.

Make sure you check:

  • Are there enough proper beds?
  • Is someone expected to use a sofa bed?
  • Are kids sharing beds?

A good night’s sleep can make or break a family trip, so it’s worth double-checking exactly how the space is set up.

4. Read Reviews for Cleanliness (Not Just the Star Rating)

A high rating is great — but it doesn’t always tell the full story.

Take a few minutes to read recent reviews and look specifically for mentions of:

  • cleanliness
  • maintenance
  • how responsive the host is

We’ve learned this one the hard way. On one trip, we arrived at an Airbnb that clearly wasn’t ready — there were still people there trying to clean, and the house was in poor condition. We even found rodent droppings, which made the decision for us to leave.

Looking back, there were a few warning signs like no recent reviews, that we should have paid more attention to.

Don’t just look at the overall rating — take a minute to read the latest reviews carefully. And if something doesn’t feel right when you arrive, don’t be afraid to leave and contact the platform for support.

When you’re traveling with kids, you want to feel comfortable the moment you walk in.

5. Don’t Assume the Kitchen Is Fully Stocked

Even if a listing says “fully equipped kitchen,” that can mean very different things depending on the host.

We’ve found that basics like oil, salt, coffee filters, or even sharp knives aren’t always guaranteed — which can make simple meals harder than expected.

Now, we go in with a simple plan:

  • Bring a few essentials (especially for breakfast)
  • Plan easy meals that don’t rely on lots of equipment
  • Or do a quick grocery stop when we arrive

It’s a small thing, but it makes life much easier — especially when you have hungry kids after a long day.

Staying somewhere with a kitchen is also one of our favorite ways to save money on family travel.


6. Look for a Washer and Dryer

If you’re staying more than a few nights, a washer and dryer can be a game-changer.

It means:

  • fewer clothes to pack
  • less stress about spills and messes (especially with very young kids)
  • and the option to reset mid-trip

For longer stays or road trips, this is something we actively look for now.

I don’t want to spend my vacation doing laundry — but having a washer and dryer can be really useful, especially on longer trips.

It’s great for beach vacations, muddy adventures, or just cutting down on how much you need to pack. Even doing one load mid-trip can make things much easier.

On our California road trip, we made the mistake of relying on a washer/dryer combo — and quickly learned they take a long time to dry clothes (if they fully dry them at all!).

We ended up with laundry hanging all over the place, trying to get things dry before we moved on to the next stop. It worked, but it definitely wasn’t ideal — and now we always check for a separate washer and dryer if we’re planning to do laundry during a trip.

We learned this the hard way on our California road trip, where having laundry access (and the right setup!) made a big difference.


7. Location Matters More Than You Think

It’s easy to focus on the property itself, but location plays a huge role in how your trip feels.

Ask yourself:

  • Are you close to the places you want to visit?
  • Will you need to drive everywhere?
  • Is it a safe, family-friendly area?

Sometimes paying a little more for a better location makes the whole trip easier.

8. Look for Family-Friendly Features

Some Airbnbs are just naturally better suited to families.

Simple things like board games can make an Airbnb feel instantly family-friendly — our girls were straight into Jenga as soon as we arrived.

Things we look for:

  • pack n play, if you’re travelling with a baby
  • outdoor space or a yard
  • games or books
  • bunk beds or kid-friendly rooms
  • space to spread out

A comfortable outdoor space makes such a difference — somewhere to sit, relax, and let the kids unwind after a day out.

Outdoor space is a big win for families. It gave the kids somewhere to play, and also meant we had a quiet spot to sit in the morning without waking everyone — especially helpful when one child wants to sleep in and the others are ready to go. It’s one of the reasons we often prefer Airbnbs over hotels, particularly with larger families or kids who have different sleep routines.

These little extras can make a big difference, especially during downtime.


9. Check Pet Rules Carefully (Not All Are What They Seem)

If you’re traveling with a dog (like we often do), make sure you read the pet policy closely.

Some properties allow pets but have:

  • extra fees
  • restrictions on size or number
  • rules about where pets can go

It’s always better to know upfront than deal with surprises later.

On one stay, there were additional charges for pet hair on furniture — on top of the standard pet fee — which we only found out when the check-in details came through.

It ended up being quite stressful, and we found ourselves covering the sofa with blankets just in case. Not ideal when you’re trying to travel light.

We’ve also heard of some surprisingly strict rules — including one property that charged $60 per incident if pet waste was left in the yard.

It just goes to show how important it is to read the details carefully before you book.


10. Check the Total Cost (Not Just the Nightly Price)

Airbnb now does a much better job of showing the full price upfront, which makes it easier to compare properties.

That said, it’s still worth taking a quick look at the breakdown — especially for things like cleaning fees, pet fees, or extra charges for additional guests.

A quick check before you book can help you avoid surprises later.

Be sure to check:

  • cleaning fees
  • service fees
  • taxes

These can add up quickly, so it’s worth looking at the total cost before booking.


11. Check-In and Check-Out Times Matter

Timing can have a bigger impact than you think — especially with kids.

A late check-in or early check-out can:

  • make travel days feel rushed
  • affect nap times
  • or leave you with time to fill unexpectedly

If the timing doesn’t quite work, it’s always worth asking the host if there’s any flexibility.


12. Bring a Few Comfort Items from Home

No matter how nice an Airbnb is, it’s still not home — especially for kids.

We always bring a few familiar things like:

  • a favorite blanket
  • a stuffed toy
  • books or a Kindle

It helps everyone settle in quickly and makes bedtime much easier.

Airbnb stays can be a fantastic option for families — more space, more flexibility, and often better value than traditional hotels.

But as we’ve learned, the small details can make a big difference.

A little extra planning before you book can help you avoid stress, settle in quickly, and actually enjoy your trip from the moment you arrive.
